1 項(xiàng)目背景
Background Review
漢京集團(tuán)是一家以房地產(chǎn)為主業(yè)、多個(gè)行業(yè)縱橫發(fā)展的現(xiàn)代企業(yè)集團(tuán)。1998年以來(lái),公司旗下的多個(gè)項(xiàng)目公司廣泛涉足房地產(chǎn)開(kāi)發(fā)、國(guó)際貿(mào)易、鋼鐵等多個(gè)行業(yè)和領(lǐng)域,形成了多元化發(fā)展的國(guó)際企業(yè)集團(tuán)。十多年來(lái),集團(tuán)進(jìn)行多個(gè)大型項(xiàng)目開(kāi)發(fā)建設(shè),全面主持開(kāi)發(fā)建設(shè)了超甲級(jí)寫字樓“漢京國(guó)際”、城市精品復(fù)式公寓“漢京山”等項(xiàng)目,成功運(yùn)作了近200萬(wàn)平方米的土地。
Hanking Group is a modern enterprise that bases on real estate industry with multiple industries developed. Since 1998, most of its subsidiaries start to have extensive involvement in real estate development, international trade, steel and other fields, making it an international diversified group. 本項(xiàng)目承載著建設(shè)單位的三個(gè)戰(zhàn)略需求:1、企業(yè)層面:通過(guò)項(xiàng)目的開(kāi)發(fā),樹(shù)立漢京集團(tuán)在區(qū)域地標(biāo)性綜合體領(lǐng)域的品牌價(jià)值,推進(jìn)漢京企業(yè)戰(zhàn)略轉(zhuǎn)變,同時(shí)實(shí)現(xiàn)持有資產(chǎn)的長(zhǎng)期增值回報(bào)。2、項(xiàng)目層面:項(xiàng)目地塊開(kāi)發(fā),快速收回開(kāi)發(fā)投資,實(shí)現(xiàn)一定開(kāi)發(fā)盈余并持有一定規(guī)模的高品質(zhì)物業(yè)進(jìn)行長(zhǎng)期經(jīng)營(yíng)。3、行業(yè)層面:樹(shù)立漢京專屬產(chǎn)品標(biāo)桿。
The project includes three strategic needs of the Group: 1. For the enterprise: with the development of the project, establish a brand value of the Hanking Group in the field of regional landmark of building complex, promote the corporate strategy reform, and achieve long-term value-added returns of the assets. 2. For the project: develop the project land, achieve rapid return on the development investment, and realize long-term profit on the high quality properties. 3. For the industry: establish an exclusive benchmark of Hanking.
本項(xiàng)目位于深圳市南山區(qū)高新園區(qū)科技中一路與深南大道交匯處東北側(cè),宗地號(hào):T304-0038,用地面積:11,016.9㎡,地上建筑面積:110,169㎡
The project is located in the northeast of the intersection between Shennan Boulevard and Kejizhong Yi Road, Hi-Tech Zone of Nanshan District, Shenzhen. Parcel NO. T304-0038, land coverage 11,016.9㎡, GFA110,169㎡.
2 競(jìng)賽內(nèi)容

本次競(jìng)賽設(shè)計(jì)內(nèi)容為漢京中心的建筑概念方案設(shè)計(jì)
The competition will be a conceptual design of Hanking Center.
3 競(jìng)賽方式及規(guī)則
Competition Mode and Regulations
1) 競(jìng)賽采用全球公開(kāi)報(bào)名的方式, 允許聯(lián)合體報(bào)名, 報(bào)名的設(shè)計(jì)單位均須在國(guó)內(nèi)具有超高層設(shè)計(jì)案例(包括在建及已建成),不要求有國(guó)內(nèi)建筑工程設(shè)計(jì)甲級(jí)資質(zhì);但要求報(bào)名的設(shè)計(jì)單位至少與一家專業(yè)的節(jié)能公司或研究機(jī)構(gòu)組成聯(lián)合體,或聘請(qǐng)專業(yè)節(jié)能顧問(wèn)參與此次方案設(shè)計(jì)。
The competiton is open for the world, allowing application of the consortium. All the applicants shall have experiences in high-rise buildings, including the one under construction or built. The applicants don’t need to hava China’s Grade A qualification. Thus, they shall at least work with one energy saving company or institue or hire energy saving consulting company to complete the design.
2) 在所有報(bào)名單位中進(jìn)行資格預(yù)審, 選出 5 家設(shè)計(jì)單位或聯(lián)合體作為邀請(qǐng)的參賽單位參加競(jìng)賽, 同時(shí)選出3家備選的設(shè)計(jì)單位,如邀請(qǐng)的參賽單位退出,則備選的設(shè)計(jì)單位依序替補(bǔ)。未被邀請(qǐng)的設(shè)計(jì)單位或聯(lián)合體將不被允許參加本次競(jìng)賽。
In the qualification review, 5 invited joint teams will be selected as well as 3 alternative joint teams. If any invited team quit, the alternative ones will join in order. Uninvited companies or joint teams can’t participate in the competition.
3) 以聯(lián)合體形式參加競(jìng)賽的,聯(lián)合體各方應(yīng)簽訂《聯(lián)合體協(xié)議》,連同其他報(bào)名文件一并提交主辦方。聯(lián)合體各方不得再單獨(dú)以自己名義,或者與另外的設(shè)計(jì)機(jī)構(gòu)組成聯(lián)合體參加此次競(jìng)賽。聯(lián)合體獲得設(shè)計(jì)合同的,聯(lián)合體各方應(yīng)簽訂《聯(lián)合設(shè)計(jì)聲明》,指定設(shè)計(jì)牽頭人,明確各方工作權(quán)責(zé)和內(nèi)容,以及各方分配的合同金額等,此聲明將成為合同附件。
For participation as a design team with more than one company, every design firm in the team should sign a Joint Participation Agreement, and hand it over with other required sign-up documents. Design firm in any joint team CAN NOT participate the competition independently or be any other joint members. If a joint-designer wins the contract, members should sign a Joint Design Declaration, which includes the contents of who the lead architect is, what the work responsibilities and fees are for each member and the commission amount for each member. The declaration will be attached into the contract.
